Cancellation policy

Cancellation by You


Cancellation is possible at any time. Please notify us in writing by email to sottolagoarosa@gmail.com. The time at which your message reaches us is decisive for the calculation.


The following shares of the rental price are owed:

  • Up to 90 days before arrival - free of charge
  • 89 to 50 days before arrival - 50%
  • 49 to 21 days before arrival - 70%
  • From 20 days before arrival and in case of no-show - 100%


The percentages refer exclusively to the rental price. Final cleaning, linen flat fee, and visitor's tax are not owed in the event of cancellation and will be refunded to you insofar as already paid.


Replacement Guest


If you or we find an equivalent replacement guest for the cancelled period who books on the same terms, your payment is reduced to the amount actually lost by us plus a handling fee of CHF 100. So it's worth informing us early.


No-show and Early Departure


If you do not arrive without notice, this is deemed a cancellation as of the arrival day. If you depart early, there is no entitlement to a refund.


Cancellation by Us


We may withdraw from the contract if the deposit or the remaining payment does not arrive despite a reminder and additional deadline, if the apartment is uninhabitable due to force majeure or unforeseeable damage, or if it turns out that the booking details were materially incorrect. In the case of a withdrawal for reasons not attributable to you, we refund all payments already made in full. Further claims, in particular for replacement accommodation, travel costs, or damages, do not exist.


Force Majeure


If the stay is rendered impossible by force majeure — in particular by natural events, avalanche danger, road closures, fire, water damage, official orders, or epidemics and pandemics with travel or operating restrictions — either party may withdraw from the contract. Payments already made will be refunded less the expenses incurred and evidenced up to that point.


Circumstances relating to your person — such as illness, accident, loss of work, or the failure of your means of transport — as well as insufficient snow or weather conditions do not count as force majeure. The staggered scale above applies here.


Insurance


Taking out cancellation-cost and travel insurance is the guest's responsibility. We expressly recommend it, especially for bookings made well in advance.


No Right of Withdrawal


When booking holiday accommodation for a specific date, there is no statutory right of withdrawal or return for distance contracts. The above Cancellation Terms apply exclusively.
